As a multi-use asset, Mailbox aims to reflect this in its progressive ethos. Through creating a sense of pride, belonging
and understanding, Mailbox is an asset loved by its community, be them tenants, visitors or residents.

four key ESG objectives which include:

Health & Wellbeing

To ensure the mental and physical well-being of our stakeholders, we have made ensuring the promotion of healthy behaviours at Mailbox a priority, as we make our amenity spaces a sanctuary for recreation and relaxation. 

  • Cycle - Cycle to work and park your bike in our secure cycle storage, complete with a bike repair station
  • Yoga - All occupiers are invited to take part in free yoga every Wednesday
  • Relax - Relax over your lunchtime at the Canalside, our unique outdoor space.

Supporting Our Communities

Community is extremely important to us at Mailbox. We pride ourselves on our strong relationships with organisations within Birmingham and beyond.

  • Birmingham Women's and Children's Hosptial - In September, Mailbox will once again welcome businesses from across the city to the Canalside for Birmingham Women’s & Children’s Hospital Charity’s Dragon Boat Race, aligning with Birmingham’s objective of reviving the waterway.
  • LandAid - In 2022, LandAid hosted their sleepout fundraiser in Q Park, Mailbox, raising over £465,000 for their charity. This is an initiative we continue to support in 2023.
  • St George’s Church of England Primary School - As our parter primary school in Birmingham, this partnership enables the children and teachers at St George’s to benefit from one day of a week of Artis’s creative learning programme.

Minimising Our Environmental Impact

We are committed to achieving net zero carbon emissions by c. 2030 in the areas of Mailbox that we manage and by 2040 for everything else. We have put into action a roadmap to achieve this, working closely with our occupiers to reach our goals. In 2021 and 2022, we were proudly voted as one of the ‘Top 5 Breathing Spaces’ in Birmingham by the Taskforce for Lung Health, bettering access to nature in the city, but we want to do more to:

  • Enhance air quality
  • Reduce electricity consumption
    and greenhouse gas emissions
  • Improve building efficiencies

Occupier Engagement

We cannot achieve our environmental targets without the support and participation of our occupiers; the importance of collaboration is key to minimising our environmental impact. 

  • Green Leases - We encourage our occupiers to provide sustainable fitouts and alterations, as well as working together to achieve waste and recycling commitments.
  • Living Wage - Mailbox implements Fair Living Wage policies for all staff across the asset.
  • Occupier Engagement Programme - We are soon to launch a brand-new Occupier Portal which will include a bespoke sustainability module, encouraging collaboration on shared ESG goals.

Sustainability

Our Future Plans

We will work with our supply chain and our occupiers to reduce carbon emissions in both landlord and tenant-controlled areas. Significant decarbonisation will be required during refurbishment work, maintenance work and when offices or retail premises are taken over by new tenants, and changes are made during fit-out activities.

We aim to introduce Whole Life Carbon Assessments (which provide an accurate picture of a building’s total carbon impact on the environment) for refurbishments and tenant fit-out projects from 2025. From 2030, they will become a requirement for all refurbishment, maintenance, and fit-out activities.

Furthermore, we will explore how we can better reduce emissions through our purchase of goods and services, as well as through employee travel.

ISO 50001 Accreditation– In 2021, Mailbox’s Energy Management System (EnMS) was certified in confirming with ISO50001:2018, the international standard for energy management. ISO certification validates a best practice approach to energy management and underlines Mailbox’s commitment to energy performances improvement.
